Across the UK, a growing number of developments are dedicated to self and custom-build homes or include plots specifically allocated for them.

These serviced plots often come with roads, utilities and other essential infrastructure already in place. Many also benefit from a planning passport or design code, providing greater certainty and a simpler planning process for your new home.

For many buyers, this is one of the easiest and most straightforward routes to building a self-build, custom-build or modular home.

Council allocated self/custom build plots

 Many people are unaware that local councils in England are required to support demand for self-build housing through the government’s Right to Build legislation.

Under the Self-build and Custom Housebuilding Act, local authorities must maintain a register of people interested in building their own home and help bring forward enough serviced plots to meet demand. These plots typically have access to key infrastructure such as roads, water, electricity, drainage and broadband, making them easier and more cost-effective to develop than raw land.

Demolish & Rebuild / Develop Adjacent Land

This approach can unlock desirable locations where building plots are scarce, while potentially increasing the value of the site through redevelopment.
